Property Management Services

 

  1. Parties

This Agreement (“Agreement”) is made between the property owner (“Owner”) and Green Valley management (“Manager”).

  1. Scope of Services

The Manager will provide property management services, which may include:

  • Tenant screening and selection
  • Lease agreement preparation and execution
  • Rent collection and transfer to Owner
  • Property maintenance coordination and supervision
  • Financial reporting and accounting
  • Handling tenant communications and complaints
  • Marketing and advertising of vacant units
  • Compliance with applicable laws and regulations

 

  1. Owner Responsibilities

The Owner agrees to:

  • Provide all necessary property documentation and access
  • Maintain adequate property insurance
  • Approve major repairs or capital improvements exceeding an agreed threshold
  • Fund a reserve account for operational expenses, if required
  • Not engage other property managers during the term of this Agreement

 

  1. Fees and Payment
  • Management fees will be as agreed in the service proposal or contract (percentage of rent collected or flat monthly fee).
  • Additional fees may apply for services outside the standard management scope (e.g., major renovations, legal proceedings).
  • The Manager is authorized to deduct fees and approved expenses from rent collected before transferring the balance to the Owner.

 

  1. Term and Termination
  • This Agreement is effective from the date of signing and will continue for a minimum period of one (1) year unless otherwise stated.
  • Either party may terminate this Agreement with thirty (30) days’ written notice.
  • Immediate termination is permitted in cases of material breach or property sale.
  • Upon termination, the Manager will provide a final accounting and transfer all relevant documents and funds to the Owner.

 

  1. Liability and Indemnification
  • The Manager will act in good faith and with reasonable care in managing the property.
  • The Owner agrees to hold the Manager harmless from any claims, damages, or losses except those resulting from gross negligence or willful misconduct by the Manager4.

  1. Dispute Resolution
  • Any disputes arising from this Agreement will be resolved first through good faith negotiations.
  • If unresolved, disputes may be submitted to mediation or arbitration, as agreed by both parties.
  • This Agreement is governed by the laws of the jurisdiction in which the property is located.

 

  1. Miscellaneous
  • Amendments to this Agreement must be made in writing and signed by both parties.
  • If any provision is found unenforceable, the remaining provisions will remain in effect.
  • This Agreement constitutes the entire understanding between the parties regarding property management services.

By using Green Valley management’s services, you acknowledge that you have read, understood, and agree to these Terms and Conditions.
